Frequently Asked Questions

Reservation & Payments

Reservations must be paid in full at booking. Our nightly rates vary depending on seasonal demand and availability.

Fees

Reservation charges include; but are not limited to, nightly lodging, 7.5% state tax, 6% local lodging tax, and cleaning fees ($300 cleaning fee is standard). All fees are subject to local regulations and to change.

What is the cancellation policy?

Guests will receive a full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made withing 7 days of check-in.

 

Dogwood Ridge Farms reserves the right to cancel a booking should the property become uninhabitable for any reason and a full refund will be granted. We will not allow guests to stay if the condition of the barn or property is dangerous or not fully operational both for your safety and ours. In this instance, the guest will receive a full refund.

What is the check-in and check-out time and process?

Contact-free check-in is from 4:00 PM to 11:00 PM. Check-in details, including your door code, will be sent by email 48 hours prior to your arrival. 

Check-out is by 10:00 AM on the scheduled day; your access code will cease to work at this time. We cannot accommodate late checkouts due to our cleaning schedule and turnover for our next guests.

Kitchen: Dishes, countertops, stove top and refrigerator should be clean. Please remove all perishable and personal food items. Dishwasher may be left running. Additional cleaning required will be charged at $100/hour. 

Garbage: Please drop your garbage bag at the marked bin outside.

Linens should be pulled from the beds (sheet, fitted sheet and pillow cases). Please leave used towels and linens in their respective bedrooms and bathrooms. Any missing towels ($30), Excessive soiled/stained linens ($75), or throws ($100) will be charged to the registered guest.

Please close all windows and doors securely upon check out.

Can I bring my pet?

We love animals, but we cannot accept them at Dogwood Ridge Farms for many reasons. We have a strict no pet policy. If a pet is brought to our barn, it will result in guests being asked to leave the premises immediately with no refund plus the loss of security deposit in full. Additional charges may apply upon inspection.  Please note we occasionally have our pet on premises (Great Dane) for those that may have a pet allergy.

Is there a minimum rental age and capacity limit?

Yes. The registered guest (reserving guest) must be at least 25 years of age. This guest assumes all responsibility and sole liability for any loss, injury, or accident suffered by all guests in your party while on the premises and for any damage or injury caused to the property or other persons. The reserving guest may be asked to provide an id confirming their identity upon check in. The reserving guest also acknowledges maximum sleeping capacity is 14 with sleeping accommodations and 25 overall maximum capacity with written consent and additional charges. Additional guests beyond our sleeping capacity of 14, will be charged $25 per person per night.  Additional guests beyond our 14 capacity and not approved in writing, will result in guests being asked to leave the premises immediately with no refund plus the loss of security deposit in full.

What kind of deposit is required?

We hold a $1500 deposit on the reserving guest’s credit card upon booking the reservation. The reserving guest must agree to be held liable for all damages to the property or other guests upon booking confirmation. The deposit will be released upon inspection of the barn after check-out within 14 days.

What activities are available around Dogwood Ridge Farms?

The surrounding Hocking Hills area boasts state parks, national forests, hiking trails, caves, canoeing, adventure parks, zip-lining, rock climbing, horse trails, as well as year-round festivals, winery and brewery events. We offer hiking trails on our property for guests to enjoy. We ask that all hikers leave no trace when exploring the trails. Littering, graffiti, harvesting, or harming vegetation or wildlife are strictly forbidden.

All guests, regardless of experience, are advised to stay on the marked trails, respect the rugged terrain, and to exercise caution at all times due to the hazards presented by the landscape. We strongly recommend proper footwear, such as hiking boots, be worn while on trails. We are lucky enough to have an array of wildlife on and around our property. For your safety, we ask that you be aware and vigilant to not attract, disturb, or harass the animals or their habitat. This includes making sure all trash, especially food waste, is properly disposed of in marked bins or be kept inside. Consideration of the license to rent and stay at Dogwood Ridge Farms, all guests appreciate and assume the risks associated with these activities and the landscape hazards, and agree to hold the landowners harmless from any liabilities which could arise from such activities.

Is the Barn and property child-friendly?

Guests of all ages are welcome, however neither the barn nor the property has been child-proofed in any way. It is important for children to be supervised during their stay, especially around any fire or hot tub feature and while exploring the natural terrain outside. Please note there are open fire features, three-story decks, stairs, a hot tub and natural areas on the property that require direct adult supervision at all time.  Children of all ages must be supervised at all times and the registered guest assumes all liability.

What if I encounter an issue during my stay?

While our barn is professionally cleaned and maintained both inside and out, we understand things come up and we are available to help whenever possible. We encourage guests to reach out directly right away if an issue arises during your stay with us. We will do everything in our power to remedy the situation to make your stay with us as enjoyable as possible. We ask that all potential guests recognize our barn is in close proximity to state parks and rural, off-grid areas. Please note on rare occasions this leads to intermittent loss of internet services and power.  There are also many forms of wildlife/insects on property. We take every precaution to ensure all issues are taken care of; however, we do not offer refunds for these types of instances (loss of internet, brief interruptions in power, or hot tub malfunctions). If the property becomes unusable during your stay due to a natural cause a refund of the remainder of your booking will be granted. Upon booking our properties, you agree to hold the land/property owners harmless if such/like issues arise.
